Improving the quality and consistency of appraisal data

Fannie Mae and Freddie Mac (the GSEs) have worked on the UAD redesign since 2018, leveraging extensive stakeholder input to update the appraisal dataset, align it with current mortgage industry data standards (MISMO® v3.6), and replace the GSE appraisal forms with a single data-driven, flexible, and dynamic appraisal report for any residential property type. To begin the multiyear rollout phase, the GSEs have published the technical specifications and resources below.

Announcements

The Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign team have developed new and updated existing documentation to support ongoing implementation efforts. Visit the Fannie Mae and Freddie Mac webpages to view all UAD resources. 

  • New: Frequently Asked Questions (UAD 3.6) – Provides answers to common questions about the UAD 3.6 and Forms Redesign.
  • New: Lender Preparedness Webinar Recording – View the Lender Preparedness webinars from February/March 2025 to learn the key benefits of the redesign, how to prepare for the transition (including timeline), and advantages of participating in the Limited Production Period.
  • Republished: Sample Scenario PDFs (Combined) – We’ve provided a PDF of previously published Appendix D sample scenarios to make it easier to access and review them. Appendix D: Sample Scenarios and XML files that were originally published in 2023 and 2024 are also still available.
  • Republished: Condition and Quality Rating Definitions PDF – We’ve republished the Condition and Quality Rating Definitions in a separate PDF to make them more accessible. Appendix F-1: URAR Reference Guide published in 2023, that includes the definitions, is also still available.
  • Updated: Lender Readiness Kit – Minor updates and clarifications to help lenders prepare for and adopt the new UAD 3.6 and retire the existing appraisal forms. Offers timelines, roadmaps, and additional resources to keep lenders on track.

The Limited Production Period provides a chance for lenders to use the new Uniform Appraisal Dataset (UAD) 3.6 and redesigned Uniform Residential Appraisal Report (URAR) in the production environment prior to broad industry availability. Participants will experience the benefits of the new UAD 3.6 and URAR before other lenders.

  • Review the Limited Production Readiness Overview for Lenders to learn about the Limited Production Period, including the benefits of participating, how to prepare, and the steps required to join.
  • Take the Lender Readiness Questionnaire once you’ve determined you meet the requirements to join the Limited Production Period.
  • Submit your completed Lender Readiness Questionnaire to [email protected], [email protected], and copy both of your GSE account representatives. The GSEs will review your submission and readiness for participation in the Limited Production Period and communicate approval and next steps via email.

UAD 3.6 Subschema Zip File

The UAD documentation leverages the MISMO Version 3.6. The GSEs have created a Subschema that contains only the data elements needed to support the UAD 3.6 specification and includes additional enforcement.
