Uniform Appraisal Dataset

Improving the quality and consistency of appraisal data

Fannie Mae and Freddie Mac (the GSEs) have worked on the UAD redesign since 2018, leveraging extensive stakeholder input to update the appraisal dataset, align it with current mortgage industry data standards (MISMO® v3.6), and replace the GSE appraisal forms with a single data-driven, flexible, and dynamic appraisal report for any residential property type. To begin the multiyear rollout phase, the GSEs have published the technical specifications and resources below.

 

Q4 2024 Update

Industry Training for the New UAD and URAR

The new Uniform Appraisal Dataset (UAD) training to educate all stakeholders about using the dynamic appraisal reports and updated dataset is available. This training is of particular value to lenders and software providers and will provide the requisite knowledge and skills to use, implement and transition to the new URAR.

Fannie Mae and Freddie Mac (the GSEs) collaborated to develop consistent training for all stakeholders. This training includes the Appraisal Update Report and the Completion Report, which are separate from the Uniform Residential Appraisal Report (URAR).

While appraisers are welcome to take this training, we have created an appraiser-specific course, available through appraisal education providers, that will allow appraisers to obtain continuing education (CE) credit. That training will be available beginning in 2025.

The industry training contains 17 modules and takes at least 4 hours to complete. It is recommended that each module be completed in order, but users may complete it in any order they wish.

Learning Objectives:

  • Explore the dynamic appraisal reports (URAR, Appraisal Update Report, and Completion Report) and the transition to eliminate property type-specific forms
  • Become familiar with the new reporting features of the appraisal reports
  • Learn the basics of the new UAD
  • Examine expanded data requirements

The UAD documentation leverages the MISMO Version 3.6. The GSEs have created a Subschema that contains only the data elements needed to support the UAD 3.6 specification and includes additional enforcement.
