Improving the quality and consistency of appraisal data

Fannie Mae and Freddie Mac (the GSEs) have worked on the UAD redesign since 2018, leveraging extensive stakeholder input to update the appraisal dataset, align it with current mortgage industry data standards (MISMO® v3.6), and replace the GSE appraisal forms with a single data-driven, flexible, and dynamic appraisal report for any residential property type. To begin the multiyear rollout phase, the GSEs have published the technical specifications and resources below.

The Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign team has republished the existing UAD timeline and UAD 3.6 FAQs to remove outdated information and provide additional clarity as the industry moves toward the November 2, 2026 UAD 3.6 mandate

Republished Documents

  • UAD timeline – Prior dates and outdated information have been removed. Information has been added about upcoming Warning and Fatal UAD/Submission Summary Report (SSR) feedback messages based on the Uniform Collateral Data Portal® (UCDP®) submission date and the need to carefully manage pipelines as the mandate approaches.
  • UAD 3.6 FAQs – More detail is offered about the feedback messages mentioned above and more clarity is provided around how appraisers can handle adjustments for unit discrepancies in the Sales Comparison Approach.

Lenders should start their transition to UAD 3.6 now, using these republished documents, along with the Lender Readiness Kit, industry training, and additional resources on our UAD webpage.

As part of our ongoing commitment to supporting a smooth transition to the Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign, Freddie Mac and Fannie Mae (the GSEs) have made minor updates to existing documentation on their websites. These changes, which were identified during the Limited Production Period, aim to improve the accuracy and usability of our documentation. 

Updates include edits to the UAD 3.6 Compliance Rules, which will be available in production on May 14, 2026. For a detailed overview of all changes, please refer to the revision history within each document.

The Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign Broad Production Period begins today, January 26, 2026. All lenders are now permitted to submit UAD 3.6 appraisal reports to the Uniform Collateral Data Portal® (UCDP®). 

Submission of UAD 3.6 appraisal reports is not yet mandatory; however, lenders that have updated their systems and processes to support UAD 3.6 appraisal reports – including working with an appraisal software provider whose software has been verified for UAD 3.6 – are encouraged to begin integrating appraisal reports that use UAD 3.6 into their workflow. Gradually integrating UAD 3.6 appraisal reports will help lenders prepare for a full transition by November 2, 2026 mandate, when all appraisal reports on loans sold to Freddie Mac or Fannie Mae must use UAD 3.6.

The Uniform Appraisal Dataset (UAD) 3.6 and Forms Redesign team created the UAD Inspection and Reporting Tips document to highlight notable differences in information collected between the legacy forms (UAD 2.6) and the redesigned URAR (UAD 3.6).

Appraisers can use the Inspection and Reporting Tips document as a job aid when completing appraisal assignments using UAD 3.6. It focuses on new information requirements when physically inspecting the property or when researching property information and completing the URAR.

UAD 3.6 Subschema Zip File

The UAD documentation leverages the MISMO Version 3.6. The GSEs have created a Subschema that contains only the data elements needed to support the UAD 3.6 specification and includes additional enforcement.
