Appraiser and Property Data Collector Independence Requirements

Important protections for mortgage investors, home buyers, and the housing market

Fannie Mae and Freddie Mac (government sponsored enterprises or GSEs) first published their Appraiser Independence Requirements (AIR) in October 2010. In August of 2023, the GSEs published their Property Data Independence Requirements (PDCIR), as well as updates to AIR and the AIR FAQs. Compliance with these requirements is the responsibility of the Seller.

Appraiser Independence Requirements (AIR) set forth standards to safeguard the independence, objectivity, and impartiality of appraisers and other independent parties throughout the valuation process for 1 to 4-unit residential properties.

Property Data Collector Independence Requirements (PDCIR) set forth standards to safeguard the independence, objectivity, and impartiality of property data collectors and other Independent Parties throughout the property data collection process.
