Requirements if a Hybrid Appraisal is Obtained

Enter "Desktop Appraisal" in the Appraisal Method field when a loan is delivered with a desktop appraisal.

Note: Refer to the Selling Guide for eligible transaction criteria.

  • FNM 1004
  • FNM 1073
For the Loan Delivery user interface deliver the following:
89 Appraisal Method Enter “Hybrid Appraisal”
For ULDD deliver the following:
89 Appraisal Method Enter "Other"
90 Appraisal Method Other Type Description Enter "Hybrid Appraisal"
525 Appraiser’s State License Number Enter the appraiser's state license number or certification number
534 Supervisory Appraiser’s State License Number Enter the supervisory appraiser's state license or certification number IF a supervisor signed the appraisal

 

Note: A Hybrid Appraisal is an enhanced version of a desktop appraisal that includes property data collected by a trained and vetted third party (real estate agent, insurance inspector, appraiser, etc.) sent to an appraiser for consideration .  Loans that do not qualify for value acceptance (appraisal waiver) or do not have reliable prior observations of the subject property are eligible for hybrid appraisals.
