Adjustment Messages

Collateral Underwriter (CU) compares the appraiser’s adjustments against the adjustments used by other appraisers in the market (peers) as well as adjustments derived by the model. This comparison is performed on all Uniform Appraisal Dataset (UAD) standardized physical characteristics, date of sale, location, and sale type.

When CU identifies adjustments that are in the wrong direction or are significantly different than the appraiser’s peers and the adjustments derived by our statistical models, adjustment messages (600 series messages) are issued. The magnitude of the adjustment for each feature may vary from market to market and is taken into account by CU.

Single Adjustment Messages

These messages identify when the appraiser's adjustment rates are significantly different from either the model-derived adjustment rates and/or adjustment rates made by other appraisers (peers) in the same market for a single standardized physical characteristic.

Missing or Inaccurate Adjustment Messages

Messages 621 through 626 identify when the appraiser's adjustment may have been in the wrong direction, and 632 and 633 identify when the appraiser did not make an adjustment when one may have been warranted.

Accessory Unit Adjustment Message

Message 634 identifies when the appraiser did not adjust for an accessory unit or when the appraiser’s adjustment may have been in the wrong direction.

Wide Range of Adjustment Message

Message 611 identifies that the appraiser's wide range of adjusted values indicates potentially inadequate adjustment.
