Wide Range of Adjustment Message - 610

This message identifies that the appraiser's wide range of adjusted values indicates potentially inadequate adjustment. Click on the Adjustments tab to view additional details.

1. From the Appraisal Overview page select the Comparables tab
2. Just above the map click on the Comps Display drop down arrow to uncheck ‘Model' Comps.
   
   
   
3. Review the table below the map of just the appraiser provided comparables. Go to the ‘Appr Adjst’ column to review the range of adjusted values the appraiser provided.
   
   

Things to Consider

The wide range of adjusted values may indicate that the appraiser did not appropriately account for certain property characteristics that may warrant an adjustment. Other aspects of the appraisal should be considered including the comparable selection message and flags. See the Comparable Selection job aid for more info.

Lenders should determine if the appraiser’s adjustments are adequately supported and reflective of market reaction. The impact to the appraised value should also be considered. Think about how the overall credibility of the appraisal is impacted.

In some cases, it may be beneficial to seek clarification and support for some adjustments that may impact the subject’s appraised value.
