CPM Project ID

CPM Project ID Required at Delivery for Certain Condo/Coops

Lenders will be required to deliver the CPM Project ID number at delivery for projects where Condo Project Manager (CPM) was used, including projects with a Fannie Mae Approval. The CPM Project ID can be found on the top left-hand corner of any specific Condo Project page within the CPM application.  CPM users may need to share the CPM Project ID from CPM with their delivery/shipping teams to use at delivery.

Edits in Loan Delivery will validate that the CPM Project ID is provided when CPM is used to certify the condo or if the project is decisioned by Fannie Mae. They will also validate the CPM Project ID provided in Loan Delivery matches a valid Project ID in CPM.

NOTE: The CPM Project must be six-digits in length and cannot include the Project Phase ID which is provided when certifying a specific phase.

The CPM Project ID must be provided in Loan Delivery for the following project types:

  1. Type-R Condo: Full Review (with CPM) – New Condo Project
  2. Type-S Condo: Full Review (with CPM) – Established Condo Project
  3. Type-T Condo: Fannie Mae approved condo or PUD project, including those approved through PERS.
  4. Type-2 Condo: Fannie Mae approved co-op project, including those approved through PERS.

  3. Promoting Compliance: Ensures alignment with Fannie Mae's compliance guidelines.

Steps to Obtain CPM Project ID

To extract the Project ID from the CPM, follow these steps:

  1. Access the CPM application: Use your credentials to log in to the CPM.
  2. Search for the Project: Use the search functionality in the CPM to locate the correct condominium project.
  3. Locate the Project ID: Once you have found the correct project, locate the CPM Project ID within the project's detailed information. CPM allows users to download reports to an Excel spreadsheet (Unavailable Projects & Phases, Approved Projects & Phases, and Lender Certification Activity).
