Delivering Demographic Information
Starting May 20, 2019, all loans delivered to Fannie Mae will be required to include new data points to capture Demographic Information as required by updates to the Home Mortgage Disclose Act (HMDA). Loan Delivery has the ability to accept these data points. Visit the CFPB website for additional information, including details of the September 20, 2017 final ruling.
Delivering New Demographic Information Through MISMO File
When delivering a loan through a MISMO file, it is important to remember that all borrowers within that file must use the same data construct. If any borrower on a loan submits the new demographic information, ALL borrowers on that loan must also do so.
Delivering New Demographic Information through Manual Entry
Loan Delivery is designed to allow the new demographic information to be entered exactly as the borrower submitted it. Borrowers have the right to decline to provide any or all of the demographic information. However, for loan applications taken in person, the originating financial institution is required collect this information based on visual observation or surname, if the borrower refuses to provide it.
